| John Ross |

Currently, John W. Ross is the Managing Director, Corporate Development at Zaio Corporation, provider of innovative appraiser-centered real estate valuation solutions. Mr. Ross moved from the Appraisal Institute to Zaio in February of this year, based on the potential that Zaio has to revolutionize the real estate transaction. The Zaio model will restore the appraiser to a lead role in the real estate transaction, and will help to control client pressure and mortgage fraud, while improving service to clients.
As Chief Executive Officer of the Appraisal Institute, the nation’s largest organization of professional real estate appraisers, Ross led the 18,000 member association since November 1997. During his tenure, the Appraisal Institute has initiated activities such as:
- Development of national commercial and residential databases,
- Redesign of the entire 25+ course designation curriculum program resulting in better market positioning and improved course development processes…and more profit from educational programs.
- Challenging members to consider diversifying services and/or client bases with such innovative concepts as e-appraiser.net, the Center for Advanced Property Economics, AVM and statistically derived market analysis products, etc.
- Establishing alliances with other professional real estate organizations, and
- Forming partnerships with businesses — on Wall Street and on Main Street.
Before working for the Appraisal Institute, Ross gained extensive business and association management experience. For seven years, he was the Executive Vice President of the American Society of Farm Managers and Rural Appraisers (ASFMRA). From 1995 through 1997, he also served as the Executive Vice President of the American Society of Agricultural Consultants, which was managed under contract with the ASFMRA, and restored the association to liquidity while refocusing its organizational priorities and activities.
Prior to that, Ross managed a state association for cattlemen in California and served as a lobbyist for the National Cattlemen’s Association in Washington, D.C. He is active in the American Society of Association Executives and the Association Forum. Ross is an accomplished public speaker and has published many articles on association management and related topics.
A Montana native, he received a bachelor of science degree in agricultural economics from Michigan State University in 1978 and pursued graduate studies there focused on quantitative methods in economic analysis from 1980 to 1983. |

Mr. Allen's career in real estate and mortgage banking has spanned over 25 years and includes Title Insurance, Appraisal, Underwriting, Marketing, Affordable Housing and product development. He is an educator and instructor, having taught and developed courses in Appraisal, Underwriting, Banking Regulations, Fraud and Real Estate. He is a Certified General Appraiser and USPAP Certified Instructor with the AQB. He has played a leading role in the development of automation techniques as they apply to the valuation process within mortgage banking. He is currently responsible for managing collateral risk and valuation processes as Chief Appraiser for Option One Mortgage Corporation.
With a focus on the integration of new technology with business policies and applications, he has been instrumental in the development and implementation of Automated Valuation Models (AVMs) for the mortgage process. He has been a pioneer in the deployment and understanding of AVMs in the collateral valuation function, which included the acceptance and adoption by major institutions, investors, secondary market, and Wall Street.
Most recent activities include the development of the first Collateral Risk Scoring system that merges credit criteria with collateral risk. This process provides an analysis on each individual loan to determine the best course of action and the corresponding risk parameters. It also reduces costs to the borrower, saves loan production time, and eliminates a considerable amount of fraud potential while making decisions in a more consistent manner.

Jeff Bradford has been a leader in the real estate appraisal industry for over 18 years. He is the founder and president of Bradford Technologies, the developer of ClickFORMS appraisal software.
For over 25 years, Mr. Bradford has been extensively involved with computer-aided analysis and information processing. Today, his focus is on developing new technologies and solutions that will significantly increase the quality and efficiency of the valuation process. Mr. Bradford is also heavily involved in bringing open standards to the appraisal industry and is co-chair of the MISMO Appraisal and Property XML standards workgroup.
Before founding Bradford Technologies, Mr. Bradford worked for companies such as Apple Computer and Structural Dynamics Research where he specialized in computer-aided engineering.
Mr. Bradford earned his MBA at Santa Clara University where he also earned a master’s degree in computer science. Additionally, he holds a third master’s degree in engineering mechanics from the University of Texas at Austin.

Ms Cooke has been practicing in the area of real estate and business litigation for over 20 years, specializing in the representation of agents, brokerages and real estate appraisers. Ms Cooke specializes in professional liability litigation practice.
In her practice, Ms Cooke has experienced and litigated many real estate trends and issues, including those involving appraisers and the savings and loan crisis in the 80's and downturn in the early 90's, to many construction defect and warranty related issues.
Prior to joining Manning & Marder Ms Cooke ran the Strategic Defense Program for the California Association of REALTORS®.
Ms Cooke has been approved as an independent claims administrator by the US Bankruptcy Court.. Ms Cooke has also served as a judge pro tem for the Los Angeles Superior Court for 10 years.

Rick Davis is the Collateral Assessment Manager for the Consumer Finance Division of U.S. Bank in Cincinnati, Ohio. U.S. Bank is the 6th largest Bank in the Nation. The Consumer Finance division has over $11 Billion in receivables and is the 15th largest Consumer Finance Lender in the Nation.
Rick’s established valuation guidelines and is responsible for maintaining a dynamic collateral review process, ensuring that proper government and regulatory process are in place, management of 3rd party vendors and performing collateral risk assessments. In addition, Rick oversees the national appraisal review training for management, sales and underwriting.
He graduated from the University of Cincinnati with a Bachelor’s of Business Administration majoring in Real Estate and Accounting. He currently holds a Certified Residential Appraiser’s license and is a member of the Appraisal Institute. Rick has been in the real estate industry for 12 years. |

Larry Disney is the Executive Director of the Kentucky Real Estate Appraisers Board, licensed Kentucky Real Estate Sales Broker, Kentucky Certified General Real Property Appraiser, SRA designated member of the Appraisal Institute, 2005-2006 President of the Association of Appraiser Regulatory Officials (AARO), and is certified by the Appraiser Qualifications Board of The Appraisal Foundation as an instructor of the Uniform Standards of Professional Appraisal Practice (USPAP).
Prior to being hired as the Executive Director of the Kentucky Real Estate Appraisers Board on September 1, 2003, Larry was employed by the Board as Chief Investigator of real estate appraiser complaints from July 1, 1999 through August 30, 2003. He has been a practicing real property appraiser since 1977, and since 1982 he has taught qualifying education and continuing education courses for real estate licensees and real property appraisers in Kentucky and throughout the United States.
Larry developed, and regularly instructs, a continuing education seminar titled “Real Estate Fraud and Flipping” that has proven very popular with appraiser regulatory agencies, real estate brokers, sales agents, and lenders. The seminar focus keys on the current problems of fraud proliferation and gross negligence allegations lodged against real property appraisers and real estate agents throughout the United States.

Prior to First American CoreLogic™, Frazier served as chief appraiser at Chesapeake Appraisal and Settlement Services, Inc., a division of Citigroup, where he oversaw quality control and review standards for appraisal products and developed non-traditional valuation products.
Frazier is a Certified General Appraiser in Maryland, Virginia, and Washington, D.C., and has been licensed as a real estate broker since 1975. An instructor in real estate, appraisal and mortgage finance since 1979, Frazier was named Faculty Fellow of the Mortgage Bankers Association of America in 1994.
Frazier holds the SRA designation as a member of the Appraisal Institute, and the MRICS from the Royal Institution of Chartered Surveyors (RICS), and has a wide range of experience in residential, commercial, and industrial property markets. |

Rick Langdon is the National Appraisal Field Operation Manager for Wachovia Mortgage/Legacy World Savings, located in San Antonio, Texas. In October of 2006, World Savings/Golden West Financial Corp. underwent a merger with Wachovia Bank, the nation’s 4th largest bank. Rick has spent the last 25 years with the bank, beginning as a staff appraiser, and is now responsible for production, service, appraisal quality, training, and policies and procedures.
Under Rick’s guidance, Wachovia currently provides licensing and continuing education training for appraisers in 30 states throughout the country. He has trained thousands of appraisers nationwide when he was the World Savings National Appraisal Training Manager and has been instrumental in the development of many innovative educational courses.
Rick is a General Certified Appraiser and has appraised in Colorado, Florida, California, and Texas and is a member of the IAC (The Industry Advisory Council.) |

Elaine Matternas brings almost 40 years of diverse business experience to her job as General Manager of Intercorp. Trained and educated initially as a journalist and communicator, she became involved in the insurance industry in 1980, first in an administrative capacity, handling office management, licensing and compliance, and later marketing.
At Intercorp, she has been instrumental in the development of its Errors & Omissions insurance program for Real Estate Appraisers since the program’s inception in1993, shortly after the establishment of certification laws in the various states. She oversees underwriting, coordinates claims services, writes loss control articles, and has taught courses on loss prevention for appraisers.
She also handles marketing for all of Intercorp’s programs, which center on professional liability, environmental liability, and alternative funding programs.
She has strong ties to the Washington association community, having served as Editor & Publisher of Association Management magazine, published by the American Society of Association Executives. Her tenure at ASAE also included the establishment of a quarterly magazine, Leadership, for volunteer leaders of associations.
Newspaper reporting in Champaign-Urbana, Illinois, and Indianapolis followed her graduation from the University of Illinois with a Bachelor of Science degree in Communications. She has since completed more than half of the requirements for an MBA at American University in Washington, D.C.

David L. Phillips, SRA is a designated member of the Appraisal Institute and has been active in the appraisal business since 1983. He has a General Appraisal Certification in both Missouri and Illinois and is one of the Principals of Real Estate Analysts Limited in St. Louis, MO.
His professional experience includes performing valuation assignments in Missouri, Kansas, Illinois, New Mexico, and Colorado. His experience also includes a period in which he was an appraisal auditor (quality control) for the largest home lender in the country.
Mr. Phillips has appraised a wide variety of property types and was lead appraiser in the appraisal of 300 residential properties in the Village of Valmeyer, Illinois, following the flood of 1993.
Other distinctions include his membership on the St. Louis County Board of Equalization, and his the authorship of “Appraising Disasters: When the Levee Breaks” in the January, 2004, issue of Working RE magazine and the ebook Guide to Single Family Residential Inspections.
Mr. Phillips and his wife have two sons and currently live in suburban St. Louis.

Carlton H. Segars, Jr., GRI, DREI, is the CEO and founder of FYI Seminars, a company that develops and delivers real estate education courses. He is both an appraisal instructor and an AQB-certified USPAP instructor. In addition, he is an adjunct faculty member at Midlands Technical College teaching all of the pre-license and continuing education appraisal classes as well as the home inspection pre-license classes.
Carlton is a certified residential appraiser (and CEO) at Segars & Associates, a full-service residential appraisal firm he founded more than 25 years ago. He is also currently serving his second, full term on the South Carolina Appraisers Board.
Another significant achievement is the fact that Carlton is one of only 110 Distinguished Real Estate Instructors (DREI) in the United States. At the DREI presentation ceremony, Review Committee members commented that Carlton “…brings excellent group exercises, topic delivery, and visual demonstrations to the classroom.” It was also noted that “…he knows his material and works very hard to make sure his students understand what is being presented.” His good sense of humor, engaging personality, and ability to handle questions well were also spotlighted.

Nick has been involved in the real estate/finance industry since 1972. His education includes a Bachelor's of Finance from Indiana University, a Masters of Business Administration from Arizona State University and a Doctorate of Jurisprudence from Indiana University - Indianapolis. His back ground includes leasing and management with a Chicago-based, regional, shopping center owner; mortgage banking (origination, underwriting, secondary marketing & management), title company (co-owner); property management, real estate development (residential condominiums); investment, consulting and appraising (residential, commercial, easements and diminutive damages).
His experience in teaching includes real estate broker and appraiser pre-licensing classes, continuing education seminars and real estate college classes for private schools, professional organizations, Indiana University and Butler University. He has written numerous seminars for both law and real estate professionals. As an attorney, he has both prosecuted and defended real estate appraisers. As an appraiser, he has reviewed both residential and commercial appraisals as part of a litigation team. His background and education allow him to speak intelligently on today’s appraiser issues.

Fredric W. Trester, formerly an equity partner with the national law firm of Wilson, Elser, Moskowitz, Edelman & Dicker, and currently an Equity Partner with Manning & Marder Kass Ellrod Ramirez (www.mmker.com) where he heads the Real Estate Litigation and Transactional Departments. Mr. Trester was born Chicago, Illinois and admitted to the California Bar in 1980. He attended college at the University of Arizona (B.A., 1976, History) and graduated Cum Laude from Santa Clara University School of Law in 1980. Mr. Trester is also a graduate of the Los Angeles County Bar Association Trial Attorney Project, including a stint as a Los Angeles Deputy City Attorney, and the prominent Hastings College of Trial Advocacy.
Mr. Trester has been a California Licensed Real Estate Broker since 1984, and acts as a Volunteer Mediator, Arbitrator and Neutral Evaluator for the Los Angeles Superior Courts. He was formerly a Commissioner on the Advisory Commission to the California Senate Committee on Business Insurance (1988-1990), a member of the Tort Advisory Committee and Legal Forum of the California Association of Realtors (CAR) Legislative Branch. He is also a member of the CAR Strategic Defense Counsel Panel.
Mr. Trester is a member of the Los Angeles County Bar Association, Litigation and Real Estate Sections. He has extensive experience in civil litigation, professional liability defense, including real estate licensees, appraisers, architects and engineers, escrows and mortgage brokers. He also has considerable experience in construction defect, real estate litigation and has tried numerous jury and court trials and arbitrations.
Mr. Trester is a frequent lecturer and author on issues involving risk management and recent developments in the law impacting real estate brokers, appraisers, design professionals, businesses and property owners. He was an adjunct professor of Law at Southwestern Law School where he has taught Real Estate Transactions and a California Department of Real Estate instructor of Risk Management.

George Vann, SRA is Chief Appraiser of LSI, a Fidelity National Information Services Company, (NYSE: FIS). LSI is one of the nation’s largest providers of collateral assessment services. In this role, he provides leadership in development of policies for appraisal guidelines, assuring compliance with the Uniform Standards of Professional Appraisal Practice (USPAP) and advises the Quality Assurance Team that reviews traditional appraisal services for compliance with USPAP, federal agency, and client requirements.
Mr. Vann is a member of the Pittsburgh Metro Chapter of the Appraisal Institute, and recently served on the Client Advisory Board to the Strategic Planning Committee of the Appraisal Institute. Mr. Vann serves Fidelity National Information Services as the corporation’s representative to the Appraisal Foundation’s Industry Advisory Council, which provides advice and consultation to the Appraisal Standards Board and the Appraisal Qualifications Board. He also serves as Co-chairman of the Appraisal Issues Subcommittee to the Title/Appraisal Vendor Management Association (TAVMA).
